I just closed escrow on my million dollar home in Playa Vista in March, 2007.  It had been on the market since June, 2006. I wanted to be an active participant in the selling process by showing my own property and holding my own open houses.  I had been listed with Help-U-Sell June through December, 2006, with little to no luck in finding a strong buyer.  I concluded that using HelpUSell was causing a misperception that my property was a ‘value sale’ property so I made the decision to change realtor agencies.  A local broker mentioned Mills Realty business model based on their good reputation among brokers and sales people. On the same day I decided to work with Simon in January, he had my listing on the MLS and Internet portals. Mills Realty allowed me to get a market price that was more in line with recent sales in the area.  Agents were much more active in bringing buyers to view my home with the Mills Realty sign. In today's world of technology the need for the traditional realty services has changed greatly. Unfortunately the services offered have not kept up with the times. The almost zero flexibility and excessive fees are pushing more and more potential clients away to do their own thing but for most people a little bit of hand holding would be great. The solution to this problem was found for me in your company. ALA-carte services offered can be shaped to fit very different individual needs and the cost saving and flexibility is what's missing in the traditional market.  Helen Telschow

We just returned from the closing of the sale of our house. Before paying any bills, or having any celebrations, we wanted to express our gratitude, thanks, and respect to you for the results that your services provided. As I’m certain that you remember, my attitude is dramatically improved from when I contacted you 3 months ago. At that time, our house had been listed with a “top-notch”, nation-wide team of realtors for 4 ½ months. They had numerous marketing concepts in their program- talking signs, internet callback information, providing feedback from realtors’ showings, exposure on both MLS services, and a 6-member team. Commission was the standard 7%, unless we contacted the buyer- then it was “only” 3 ½%! Unfortunately, during the 4½ months, there were a total of just 4 showings! This was on a house less than 3 years old, on 3+ acres, and included 2 price reductions. We couldn’t understand what was wrong, but worse yet, the realtor couldn’t offer an explanation. As frustrated as I was with this realtors’ lack of results, I was very skeptical as to what you were going to do differently to produce the desired results. Especially given the low fees involved- $600 up front for both MLS listings, detailed listing on Realtor.com, and the worst-case commission of 3% if a buyers’ realtor produced the sale. All I can say is “what a difference you made”!

First, your ad listing was written and formatted much better than the previous ad. Secondly, within days we were having calls of interest- and showings, from both realtors and individuals. Over the next 2½ months, there were more than 20 showings! What was most amazing was that on the weekend that we received the offer, 3 more realtors followed anxious to make offers! The first offer was great- 99% of our asking price- and a closing date within 3 weeks! Yes, a realtor was involved, but I’ll take 3% versus 7% any day.

I know that there wasn’t any magic in what you did- (I don’t think there was). But I believe that your program offered us more control in helping to sell our house. There isn’t a realtor, including you, who knows a sellers’ home better than the seller. Finally, we had a chance to showcase our home and market the positives like we knew they should. And your fee schedule allowed us to market the house without an inflated figure to cover a 7% fee. It was good to know that we could rely on you for any support or assistance required- although none was needed.
